Lot of our Kababayan are really having a difficulty or trouble on availing or acquiring their Dream Home for their love ones or for their family, due to their current status and yet they don't get any clear advise or guidance on what to do or how to do it? 

On this article, I will try to help you and give you some tips together with few guidance on how you can own your Dream Home as easy as possible.

✔ FIRST STEP: Call us for your tripping request

2. Once You contact us, immediately YOU are requested to advise us of your plan on 
  • how much Monthly Payment you would like to allocate for your Dream Home, 
  • Location or Place you want (let say: Cavite, Laguna, Rizal, Bulacan, Pampanga, Batangas, Quezon Province, Bicol, GenSan and Metro Manila - please bear in mind Metro Manila Price need to follow)
3. When is Your plan of moving-in
4. Your Payment Terms (like: Spot Cash / Pag Ibig / Inhouse / Bank & number of Years of payment)
5. Your Schedule (Date & Time) of Tripping and where you will be coming from or your representative
6. For OFW, your representative is a must, requirement: at legal age (18th and above), Your Spouse, family member or friend, who can help you to avail your dream home and with 2 Valid ID

✔ FOURTH STEP: Bring the following on your tripping / viewing day (photocopy), the basic requirement:

1. Two (2) Philippine Valid Id, like: 
  • Passport, 
  • Company ID, 
  • SSS, TIN, 
  • Driver's License, 
  • PRC License, etc
2. Proof of Income, like: 
  • Job Contract, 
  • Payslip, 
  • Bank Statement, 
  • Voucher, 
  • ITR, 
  • Employment Certifcate
3. Proof of Billing (Any):
  • Electric Bill
  • Water Bill
  • Phone Bill
  • Credit Card / Bank Statement
  • DSL Bill
  • Cable Bill
  • Barangay Certificate
4. Reservation Fee as per the interested project to be avail

✔ FIFTH STEP: At Site

Site Tripping & Reservation Basic Process
1. Tripping and to be shown and present the location, model unit (if available)
2. Selection of Phase, Block and Lot
3. Request and release of Final Computation as per selected unit
4. Paying the Reservation Fee, along with the documents at Fourth step
5. Fill up and sign all forms and documents needed
5. Collect the Official Receipt 
6. Buyer's Orientation
7. Final Requirement Checklist as per payment terms chosen with be given to you and to be complied in the next 30days
8. For OFW, its important that YOU are online, monitoring this event  and FEEL THE OWNSHIP OF HAVING YOUR DREAM HOME at the end of this tripping and reservation process at site.

Note: Reservation Fee with OR valid only for 30days

✔ Sixth Step: Just in case, YOU are Not PAG-IBIG Member or without 24months updated contribution nor stop on monthly contribution, but still you can satisfy the PAG-IBIG HOUSING LOAN Checklist Requirement, then you may proceed below:

Note: If Monthly Contribution po ang usapin para sa inyo,

1. AFTER Your Reservation, you can apply PAG IBIG MEMBERSIP and pay the 24months contribution to the nearest PAG IBIG OFFICE, if needed
2. Be careful on how much you will pay for the monthly contribution, and will explain it to you during the reservation and reviewing your documents at site.
3. You will be guided on how to process your MSVS & ESAV during your reservation for your easy steps.

✔ Seventh Step: When to Move in?

Expected Move In
Lipat-Bahay
1. Wait your Loan Take Out to be released
2. Loan Take Out released, Buyer Occular Inspection is recommended
3. Once the unit accepted, your Key to be released
4. Now, you may start your improvement of your house, if needed
5. Buyers to process the installation of Electric & Water Connection

✔ Seventh Step: When to pay your Balance on Financing?

1. 30 Days after the Loan Take Out
2. You need to coordinate to PAG-IBIG office once you received the Loan Take Out Noticed

✔ Eight Step: When to collect your Transfer Certificate of Title (TCT)?

Owner Collection of TCT (Transfer Certificate of Title)

1. After your full payment of the whole TCP and completed your obligation to your financing institution (either: Pag Ibig, Bank or Inhouse / Developer) 
2. Once cleared, You may collect your TCT to the financing institution.
